Delancey Street Private Residence

This three-storey town home is essentially being
gutted and rebuilt. During demolition, the second floor proved
to be
so structurally unsound that it was removed entirely and
rebuilt — without an impact on the project schedule.
Project components will include a new stairway, a first-floor
powder room, a master bath with glass tile and a new HVAC
system.

Side-by-side neighbors independently
decided to add rear garages with kitchens above and P&P
is handling the very different and unusual details — including
negotiating with the two friendly neighbors to split the
cost of replacing
a common wall that, once demolition was underway, proved
to be unstable. Both projects are proceeding simultaneously
with entirely different construction techniques and materials.
Barclay Hotel Private Residence

Beardsley
This fast track project involves converting a number
of former en suite hotel rooms into a luxury residence. It
was awarded
to P&P because the husband and wife owners wanted to
use the same team that had completed a similar project on
another floor. Staring on the day after settlement, the job
is proceeding “on the fly,” with new plan components
being provided virtually daily.
